Mulching grinds vegetation in place and leaves it on the ground as organic matter. Traditional clearing hauls everything off site. Mulching is faster across large wooded areas and avoids the cost of loading and trucking debris.

Is the leftover mulch actually good for the property?

Yes. The mulch layer is spread across the ground where it slows erosion, helps the soil hold moisture, and breaks down into nutrients over time.
